Provide safe access
The assessor will need to inspect relevant parts of the home, including heating, glazing, lighting, walls and roof or loft information where accessible. Clear reasonable access without putting yourself or the assessor at risk.
Tell the assessor in advance about locked rooms, access restrictions, vulnerable occupants or other practical considerations.
Gather reliable evidence
Documents can matter where features are not visible. Useful evidence may include building-control records, invoices or guarantees that clearly identify installed insulation, glazing or heating improvements. Do not rely on estimates or unsupported claims.
What not to worry about
An EPC assessment is not a cleanliness inspection. The useful preparation is safe access and reliable evidence, not cosmetic presentation.
