Check the register first

The official government register lets you search for an existing certificate by postcode or address. An EPC is normally valid for 10 years, although a newer certificate may exist.

Checking first reduces the risk of arranging an unnecessary assessment. Use the certificate date and address details to confirm that the result belongs to the right property.

When a new assessment may still help

A new EPC may be needed when there is no valid certificate or when the law requires one for marketing, sale or letting. An owner may also choose a new assessment after material energy improvements, but should confirm that it serves a real purpose before booking.
