Start with the property record
Search the official register, confirm the property address, certificate date and rating, and keep a copy with the tenancy compliance records. Do not assume that a certificate for a similar address or flat is the correct one.
Check the current rules
Private rented property requirements can change. Use the current government landlord guidance rather than relying on old blog posts or future-policy headlines. Exemptions have conditions and normally require evidence and registration.
Check local licensing separately
Nottingham property licensing is a separate process from obtaining an EPC. Use Nottingham City Council’s current licensing pages to determine whether a property is in scope and what evidence is required.
