The usual validity period
A domestic EPC is valid for 10 years. The official register shows the certificate’s date and lets you download the record for the property.
An address can have more than one certificate. Use the newest relevant certificate and check the address carefully, particularly for flats or similarly named properties.
When not to wait for expiry
A property owner may choose to commission a new EPC after significant energy-related changes, but reassessment is not automatic. First decide whether an updated rating is required for sale, letting or another clear purpose.
If the property is being sold or let, check current official guidance early enough to resolve a missing or expired certificate before marketing deadlines.
