Do not self-certify from a short checklist

Government guidance identifies buildings and transactions for which an EPC may not be required, but the facts and legal context matter. A brief website summary cannot safely decide whether a particular home is exempt.

Check the current GOV.UK guidance and obtain appropriate professional or legal advice if the position is uncertain. This site does not determine or register exemptions.

Landlord exemptions are a separate question

An exemption from the minimum energy-efficiency standard for a privately rented home is not the same as deciding whether an EPC is required. The landlord guidance explains eligibility, evidence and registration requirements for the minimum-standard regime.

Local property licensing is separate again. Nottingham landlords should check the council’s current licensing pages for the property address.

Editorial boundary

This guide provides general orientation and links to official sources. It is not legal advice, a property-specific assessment, a building survey or a retrofit design.
